Is It a Good Time to Buy or Sell in North Central Florida? What Homeowners Are Asking Right Now

If you’ve been thinking about buying or selling a home in North Central Florida, chances are you’ve already asked Google a few questions.

Are home prices going down? Should I wait for mortgage rates to drop? Is now a good time to sell? Are buyers still buying? What is my home really worth?

These are some of the biggest questions I hear from consumers, too. And right now, the answer isn’t as simple as saying it’s a “buyer’s market” or a “seller’s market.” The Florida real estate market has become much more dependent on where you are, what price range you’re in, and what type of property you’re buying or selling.

So, are Florida home prices going down?

Not across the board.

Florida’s latest statewide numbers show that the median price for an existing single-family home was $425,000 in July 2026, up 3.7% from a year earlier. At the same time, the market has more inventory and more choices than buyers had a few years ago.

That’s why I encourage homeowners not to make a decision based solely on a headline about Florida home prices.

Your local market matters more than a statewide number.

A home in one North Central Florida community can have a very different buyer pool, competition level, and selling timeline than a home just an hour away.

Should you wait for mortgage rates to come down?

This is probably one of the biggest questions buyers are Googling.

Mortgage rates are still an important part of the affordability conversation, but buyers have continued entering the market even without a dramatic drop in rates. Florida recorded its 11th consecutive month of year-over-year increases in closed sales in July, while new pending single-family sales were also up from the previous year.

Waiting for the “perfect” rate may not necessarily make the overall cost of buying better. Home prices, inventory, competition and your personal situation all matter.

For some buyers, waiting may make sense. For others, finding the right home now and refinancing later, if circumstances allow, could be worth considering.

There isn’t one answer that works for everyone.

Is there more competition for sellers?

In many areas, buyers have more choices than they did during the frenzy of the pandemic-era market.

That means pricing and marketing matter.

A home doesn’t automatically sell simply because it is in Florida or because the market is active. Buyers are comparing homes. They’re looking at condition, location, price, updates and what else they can get for their money.

Florida’s single-family market was at about 4.5 months of supply in July, while condo and townhouse inventory was considerably higher at 7.8 months.

For sellers, that means putting together a thoughtful marketing plan and understanding the competition is more important than simply picking a price and putting a sign in the yard.

So, what is my home actually worth?

This is where I think homeowners need to be careful with online estimates.

An online valuation can give you a general idea, but it doesn’t know everything about your home.

It doesn’t necessarily know about your new roof, updated kitchen, pool, lot, renovations, condition or the little details that can affect what a buyer is willing to pay.

And perhaps most importantly, an online estimate isn’t looking at your home the way a buyer shopping today is looking at it.

A realistic value should take into account recent comparable sales, current competition, location, condition, improvements and current buyer activity.

What does all of this mean for North Central Florida?

It means we’re in a market where local knowledge matters.

Florida’s overall housing numbers can tell us what’s happening across the state, but they don’t tell the entire story for your neighborhood.

Current Florida data shows a market that is continuing to move, with sales increasing and inventory conditions changing. At the same time, conditions vary significantly by community, price point and property type.

So if you’re asking, “Is now the right time for me to buy or sell?”, I wouldn’t start with what the national headlines are saying.

I’d start with your situation.

Are you moving? Downsizing? Upsizing? Relocating? Retiring? Buying your first home? Wondering what your current home could realistically sell for?

Those answers matter.

Real estate isn’t one-size-fits-all, and neither is the market.
